  • We are selling our house in Rockaway Beach and just lowered the price to $350,000.

    Legal 2 family with potential for a 3rd unit in the basement.  Great block, nice neighbors, and a quick walk to the surfing beach :).

    If there are 2 couples (you know who you are)
    Who are looking for a home, seperated the top and bottom by calling it a co-op.
    You could both cut the cost of living in Rock until one decides to buy out the other.

    $350,000 / half = $175000
    Down Payment:   $8,750.00
    Amount Financed:   $166,250.00
    Monthly Payment:   $1,050.81
    (Principal & Interest ONLY)

    TOTAL Monthly Payment$1,315.79
    (including PMI and residential tax)


    What is hard to tell by the photos is that the front yard is huge!
    Way way big enough to drop another Bungalow on for rental income..
    Or a shaping bay..

    those quotes are per couple, right? not per person?

    A whiff of money at 8K or So
    Or let me put it this way about 1/4 of a years average rent in NYC gets you a house.

  • 5% down mortgages are pretty hard to come by these days, especially if you are in a situation where documenting all your income isnt possible or in your benefit for qualifying for a loan.  Probably on a two family looking at 10% or 20%  down unless you can sell your sould to the gov and qualify for FHA.

    this is very true.
    SO ignore some of my fiqures, its still a good deal just because your nieghbors are so nice....
