Interesting things about Rockaway Rezoning

  • So I didn't pay a whole lot of attention to the Rockaway Rezoning that was adopted this fall, so I failed to notice that the beach blocks directly near the NSSS (including my house) have been drastically down-zoned.  No more huge monstrosities can be built!  It's all R5A:

    R5A
    The  R5A district will limit future development to one- and two- family detached houses with a maximum FAR of 1.1 (with attic allowance). The maximum building height is 35 feet with a maximum perimeter wall height of 25 feet.  R5A districts require a minimum lot width of 30 feet and a minimum lot area of 2,850 feet.  One off-street parking space is required for every dwelling unit.  The  R5A district will protect the traditionally larger one- and two- family detached houses found in these areas.

    very interesting. I wonder what that means for the speculators who where buying up the land around the beach blocks?

  • It doesn't mean much for the rash of new stuff because they all poured some portion of the foundation before the rezoning went into place so they get grandfathered in to the old zone rules.

    This does put a limit on what can be built on future sites or lots.
    So if you were planning on building the world narrowest skyscraper on your plot, you are out of luck.

    not unless it is some sort of projection. the 23rd St. thing is still under active construction.

  • Aj, I actually like the POS they are building on 23rd street. 1 Madison Sq park?It's the cantilevered building right? I kind of like that one. 
    They are planning another biggie on the block. I'm sure they are out of the starting block already.

  • well, if I had added a 3rd floor and roof deck, I might have been able to barely see the ocean  :)

    this impacts my block because they knocked down a big building near shackey's place and did not yet pour the foundation.  Also, those abandoned bungalows are gonna come down someday.  Another adjacent lot is owned by developers who were going to demolish another old house.

    I'll bet though, that every project that hasn't started is now off indefinately, even if concrete was poured.  I shudder to think of the impacts to Arverne for future construction.

  • I think this might be a good thing because eventually someone will build family sized housing with parking spaces in those locations.

    Sure you won't get any Mega Condo there anymore but we already have enough of those, don't we.

    Also, ref. the new zoning. It was very surgical, it wasn't across the board zip to zip code rezoning.


    By the way, NY BEACH House is off the market. I wonder if it will got rental.

    I mean... I live twenty blocks west and I can smell that joint when the wind's really cranking out of the east. Who would want to live right next to that place?

    ya never know - I thought the same thing when the whole family rolled up the car windows in summer (no AC) on the Belt because of the stench while watching them build a new place called Starrett City over a dump - fast forward to today and they try to sell it for over $1 billion

    Last I heard, they're going to be torn down. I think there was an article in the Daily News about it.

    What's interesting, though, is that the lot was originally valued around $1 mil, but the article says it's going to cost the city nearly $5 mil to buy the property and raze the buildings. Yeesh.

    That's what I thought, but last weekend I stopped by the open house out of curiosity and they were indeed for sale.  Relatively cheap sounding prices.  It may be ugly outside, but the interiors and views were pretty awesome.....

  • I can't remember the last time I stopped to study my old apt on 92nd St. I know it's yellow and has 3 floors.

    What I do remember and miss like crazy, lifting my head off the bed to get a peak at the waves. It's about the views. It's about watching the sunrise at the breakfast table before a sesh or even work.

    I don't actually mind the exterior as much as others do but you know in the eyes of many here I'm an architecturally illiterate caveman, maybe not just "architecturally"  ;D .

    I would love a place there. That would be the ultimate Bung.

    I remember sitting up there between Winter sessions, a cup of coffee in my hand watching waves peel off the jetty until we couldn't stand it and hit it again.
    It's no better to be safe than sorry....
